Questions

Questions builders ask us

How do you price a new-construction bid?

By the plans: the number of homes or units in each model, the square footage and ceiling heights, the finish schedule and how many colors it has. Each phase goes on its own line so you can set it against your budget.

What do you need to write a bid?

The plan set or a model list, the finish schedule, the number of lots and the window you want us on site. If the plans aren't final, we bid what is drawn and list what isn't.

What does a bid include, and what doesn't it?

It includes the surfaces, coats, products and colors we list, masking, cleanup and the punch-list visit it names. It leaves out repairs to other trades' work and colors added after the schedule is set. We price those in writing before we do them.

How much notice do you need for a phase?

Send the phase, the lot count and the dates you are aiming for. We answer with a start window in writing, and the schedule you accept goes into the subcontract.

Who buys the paint, and which products?

We supply premium paint by default and can use your spec or your supplier's account. Ask for the product data sheet for any product on your bid.

What happens when it rains?

Afternoon storms and standing dew move exterior work. We don't spray in rain or where overspray would carry, and we tell your super that morning which lots have moved.

How does the punch-list visit work?

Send the list by text with photos, as a spreadsheet or as an app export. We sort it by lot and trade, send a crew, photograph each item when it is done and walk it again with your super.

Can you send a certificate of insurance and a W-9?

Yes. They are in the downloads on the builders page, and they come with every bid. If you need your company named as an additional insured, tell us when you ask for the bid.

Homes built before 1978: does the lead rule apply?

We paint new construction, where it doesn't. If a renovation job in a home built before 1978 disturbs painted surfaces, EPA's Renovation, Repair and Painting rule applies to paid work. The firm's EPA certification number is in the credentials on this site, and we say so before we start on any home that old.

Do you paint model homes and sales centers?

Yes. We schedule a model as its own phase with its own color schedule, and add a touch-up visit before the sales office opens.

Who do I call from the lot?

Each crew lead has a phone and talks to your super directly. Casandra handles schedules, bids and paperwork at (407) 555-0102.

Do you work in Spanish?

Yes. Norberto, Casandra and two of the three crew leads speak Spanish, and this site and our bids are available in Spanish. Tell us which language your super prefers.

How and when do you invoice?

By phase, against your draw schedule. Payment terms are written into the subcontract before we start.

What does the warranty cover?

Our workmanship on the paint we apply is covered by our written warranty. Terms, limits and exclusions are in that document, and manufacturers' product coverage is separate.

Who approves the colors?

Your design review or the developer's architectural committee does. We work from the approved color schedule and flag any lot that departs from it.
