New-construction painting in Orlando

We paint new homes in the order you build them.

Valadez Painting runs three crews for builders and developers in Orange, Seminole, Osceola and Lake counties. We prime after drywall, finish after trim and come back for your punch list.

Phase schedule

Six paint phases, each waiting on a trade

We don't ask for a lot until the trade before us is done. Here is what we wait for, in order.

  1. Before drywall

Step 1: Scope walk and color schedule

We walk the lot or the model with your super, read the finish schedule and confirm colors, sheens and who supplies the paint.

  2. After the stucco cures

Step 2: Exterior prime and body coat

Primer and the body coat go on once the stucco has cured and the scaffold is up. Afternoon storms move the day, and we tell your super that morning.

  3. After drywall is sanded

    Step 3: Interior prime

Walls and ceilings are primed, then checked in raking light so drywall flaws are marked before trim goes in.

  4. After trim carpentry

Step 4: Trim, doors and cabinets

Baseboard, casing and doors are sprayed and caulked with the floors still covered.

  5. After cabinets are set

    Step 5: Finish coats

Ceilings first, walls second, once the cabinets are set and the finished floors are protected.

  6. Before the final walk

    Step 6: Punch-list return

Your super sends the list. We touch up, re-caulk and re-coat what is on it, then walk it with you.

Questions

What builders ask before the first bid

How do you price a new-construction bid?

By the plans: the number of homes or units in each model, the square footage and ceiling heights, the finish schedule and how many colors it has. Each phase goes on its own line so you can set it against your budget.

What do you need to write a bid?

The plan set or a model list, the finish schedule, the number of lots and the window you want us on site. If the plans aren't final, we bid what is drawn and list what isn't.

What does a bid include, and what doesn't it?

It includes the surfaces, coats, products and colors we list, masking, cleanup and the punch-list visit it names. It leaves out repairs to other trades' work and colors added after the schedule is set. We price those in writing before we do them.

How does the punch-list visit work?

Send the list by text with photos, as a spreadsheet or as an app export. We sort it by lot and trade, send a crew, photograph each item when it is done and walk it again with your super.

Can you send a certificate of insurance and a W-9?

Yes. They are in the downloads on the builders page, and they come with every bid. If you need your company named as an additional insured, tell us when you ask for the bid.

Homes built before 1978: does the lead rule apply?

We paint new construction, where it doesn't. If a renovation job in a home built before 1978 disturbs painted surfaces, EPA's Renovation, Repair and Painting rule applies to paid work. The firm's EPA certification number is in the credentials on this site, and we say so before we start on any home that old.

Do you work in Spanish?

Yes. Norberto, Casandra and two of the three crew leads speak Spanish, and this site and our bids are available in Spanish. Tell us which language your super prefers.

Bid requests and punch lists

Send the plan set or the punch list

Tell us the lots and the phase. Casandra reads every request and writes back with a bid or a visit date.
