Interior painting

Interior painting, from first coat to final touch-up

Walls, ceilings, trim and doors on production and custom homes, sprayed and rolled to your finish schedule.

Interior work follows drywall and trim carpentry. We prime once the drywall is signed off, spray the trim and doors while the floors are covered, and come back for finish coats and your punch list.

  • Ceilings first, then walls, then trim touch-up

  • Floors, glass and fixtures masked before we spray

  • Colors, sheens and products listed by room type in the bid

Empty room with grey walls, a window and an open doorway

Prep

Prep on every lot

  • Drywall check

We look at every wall in raking light and mark flaws for the drywall crew before we prime.

  • Mask and protect

Floors, windows, fixtures and hardware are covered or removed before spraying.

  • Caulk and fill

Trim joints and nail holes are filled and caulked so the finish coat lays flat.

Sprayed and back-rolled after drywall is signed off.

Day counts are samples for a typical home. Your bid lists them for your plans.

Finishes

Finishes and sheens

Named by what they do, never by brand. Ask for the product data sheet for anything on your bid.

  • Ceilings: flat

A flat white that hides roller marks.

  • Walls: matte or eggshell

Quiet in a bedroom, wipeable in a family room.

  • Trim and doors: satin or semi-gloss

A harder film for the places hands go.

  • Wet rooms: moisture-resistant

Bathrooms and laundry get a finish made for humidity.

Questions

Interior questions

Who buys the paint, and which products?

We supply premium paint by default and can use your spec or your supplier's account. Ask for the product data sheet for any product on your bid.

What does a bid include, and what doesn't it?

It includes the surfaces, coats, products and colors we list, masking, cleanup and the punch-list visit it names. It leaves out repairs to other trades' work and colors added after the schedule is set. We price those in writing before we do them.

Do you paint model homes and sales centers?

Yes. We schedule a model as its own phase with its own color schedule, and add a touch-up visit before the sales office opens.

What does the warranty cover?

Our workmanship on the paint we apply is covered by our written warranty. Terms, limits and exclusions are in that document, and manufacturers' product coverage is separate.
