How we bid
How pricing works on new construction
No lump sums. Every bid lists the phases, so you can compare it with your budget line by line.
What decides the price
The plans set the price. These are the things that move it.
Homes or units in each model
Square footage and ceiling heights
Finish schedule and number of colors
Height and access: scaffold or lift
What the bid includes, and what it doesn't
Each phase lists its surfaces, coats and products. It leaves out repairs to other trades' work and colors added after the schedule is set.
What happens at the walk
Norberto or Casandra walks the model or the first lot with your super, reads the finish schedule and confirms colors, sheens and who supplies the paint.
When you get the number
In writing, by email, with each phase on its own line and the COI and W-9 attached. If the plans change, the bid changes with them.
How and when you pay
By phase, against your draw schedule. Payment terms are written into the subcontract before we start.
If the job changes
A change in scope, a color switch or a repair we find is priced and agreed in writing before we do it.

Questions
Bid questions
What do you need to write a bid?
The plan set or a model list, the finish schedule, the number of lots and the window you want us on site. If the plans aren't final, we bid what is drawn and list what isn't.
How much notice do you need for a phase?
Send the phase, the lot count and the dates you are aiming for. We answer with a start window in writing, and the schedule you accept goes into the subcontract.
How and when do you invoice?
By phase, against your draw schedule. Payment terms are written into the subcontract before we start.
What does the warranty cover?
Our workmanship on the paint we apply is covered by our written warranty. Terms, limits and exclusions are in that document, and manufacturers' product coverage is separate.
